01 — Map of related plots

Related plots, marked in blue

The plan shows, over the Sector's cadastral parcels, the group of related plots —12, 18, 19, 20, 21, 22, 23, 25 and 26— marked with a single blue colour that sets them apart as one group from the rest of the plots.

For data protection reasons, the plan does not include the cadastral titleholders of the plots.

02 — Opportunity given a good offer

A group with strong development potential

This group of related plots can reach a sale agreement given a good offer. The fact that the Sector's Proyecto de Reparcelación has not yet been approved is not a disadvantage: the proximity of the plots to one another and their location to the south-east of the estate make it an area with strong development potential (aprovechamiento).

The northern area of Murcia is undergoing major residential expansion, and the vacant spaces towards the city are nearing the end of their development. A case in point is the sports complex under construction to the north (north-east) of Plaza de los Cubos, on Avenida de Juan de Borbón.

03 — A delay does not harm the investment

The appreciation of a central hub

Any delay in carrying out the development, due to the time the reparcelling process takes to conclude, does not harm the investment already made. On the contrary: the accelerated development of the whole northern area contributes to the appreciation of this central hub, which has become a prime infill site ("almendra") surrounded by the adjoining developments and main transport routes.

05 — Purchase option

A purchase option on the agreed price

Besides an outright sale, a purchase option (opción de compra) can also be negotiated on the group of plots, keeping the sale price fixed at €300/m² for the whole term of the option. The price of that option is equivalent to applying the Euríbor rate to the sale price: with the Euríbor currently at around 3%, that works out at €9/m² per year.

As this reference is tied to the Euríbor, the option's amount would be updated if the reference rate changes significantly by the time the agreement is signed.

06 — CPI-indexed purchase option

A purchase option on the CPI-updated price

As an alternative to the Euríbor-linked option, a purchase option can also be negotiated whose premium — the price of the option itself — is equivalent to 1% per year of the initial sale price, currently €3/m². The strike price, i.e. the land's sale price, will be €300/m², updated according to the change in the CPI (IPC) from the date the option is set up until the date of the effective sale.

As this reference is tied to the CPI (IPC), the strike price is updated according to the index's cumulative change between the date the option is set up and the date of the effective sale.
